This course provides information and resources necessary to manage commercial and industrial CIDs and commercial sub-associations within mixed-use and industrial subdivisions. Course content focuses on California legal requirements and business skills necessary to work with corporate business owners. The course provides valuable tips on the nuances of managing the varied combination of CIDs in this category, including business parks, shopping centers, hotel associations, medical offices, marinas, live/work units and hybrids, to name a few.

LEARNING OUTCOMES

      Understand the differences between subdivisions that fall under the California's Davis-Stirling Common Interest Development Act and those governed by the Commercial and Industrial Common Interest Development Act

      Adhere to the requirements of California's Commercial and Industrial Common Interest Development Act when managing a commercial CID

      Identify California Bureau of Real Estate (BRE) city and county requirements for establishing and managing a commercial CID

      Be acquainted with different commercial CID types and the unique scenarios and management responsibilities associated with each

      Successfully address the unique challenges of subdivisions that house commercial businesses combined with residential units

      Be aware of regulations relating to live/work unit activities, such as advertising/sign control, commercial venting and exhaust facilities, and disallowed uses

      Understand terms and definitions that are unique to commercial and industrial CIDs

      Describe the manager’s role and understand the business experience, financial background and knowledge expected of the manager when working with owners of commercial CIDs

PREREQUISITES
None, although a basic knowledge of CID management is necessary.
